Who this is for. Housing associations, local authorities and their managing agents.

We already do this work

Excel holds live contracts with housing providers, and it is a meaningful part of the week. That means the parts that trip up domestic-only firms are routine here: DBS considerations, tenant liaison, appointment windows, evidence packs, and reporting in the format the client wants rather than the format we prefer.

What we cover

  • Voids, turned around quickly because an empty property is costing the provider money every day
  • Planned programmes, periodic testing and consumer unit replacement across stock
  • Reactive repairs, with the response times the contract specifies
  • Remedial works arising from testing, evidenced and signed off
Tenant liaison is most of the job.

Access is the single biggest cause of failed appointments in social housing. We text ahead, we turn up in the window, and we are polite to people who did not choose to have us there.

How it works

  1. Contract and reporting requirements agreed

We work to your format, not ours.

  2. Scheduling and tenant liaison

Appointment windows kept, access chased properly.

  3. Works delivered

Voids, planned or reactive to the agreed response times.

  4. Evidence and certification

Packs supplied in the format your compliance team needs.

Questions we get asked

Are your electricians DBS checked?

Yes where the contract requires it, and we will provide the evidence with the rest of the compliance pack.

Can you meet response times on reactive work?

Yes, and we will tell you honestly at tender stage which response bands we can hold across which geography rather than promising everything.

Do you have the insurance for public sector work?

Ten million public liability, with documentation supplied without being asked twice.

Can you scale for a programme?

A team of four handles a good volume. If a programme is genuinely beyond us we will say so at tender rather than fail mid-contract.

Recommends Excel Electrical
I found the electrician, Brady Lewis, earlier this year, and would highly recommend him. He has always demonstrated that he is consistently punctual, personable, trustworthy, efficient, fair, and has excellent skills in his trade. Completed perfectly, on time, as promised, and at a fair price.
