Who this is for. Homeowners buying or selling, landlords who need one by law, and anyone who has just moved in and wants to know what they have actually bought.

What an EICR actually is

An Electrical Installation Condition Report is a full inspection and test of the fixed wiring: the consumer unit, every circuit, the earthing and bonding, and a sample of the accessories. Not the kettle and the telly, the parts you cannot see.

We isolate circuits, take real readings, and record them. A typical three bed house is two to four hours. You get a satisfactory or unsatisfactory result plus a list of anything found, coded by how serious it is.

The codes, in plain English

  • C1 means danger present. We make it safe before we leave, every time.
  • C2 means potentially dangerous. It needs fixing, and we will quote it.
  • C3 means improvement recommended. It does not fail the report.
  • FI means further investigation. Since Amendment 4 in October 2026 this no longer fails a report on its own.
If you rent the property out, this is not optional.

Landlords in England must hold a valid EICR at least every five years, give the tenant a copy within 28 days, and produce one for the council within seven days if asked. Penalties reach 30,000 pounds per breach.

    Two questions and a picture of your fuse board is usually enough for us to price it.

  2. We book a slot and keep it

    Including working around tenants, or collecting keys from your agent.

  3. We test every circuit

    Power off in stages. We tell you before each one.

  4. Certificate the same day

    Issued and emailed the day it passes. Any remedials quoted at the same time.

Questions we get asked

How long does an EICR take?

Two to four hours for a typical three bed house. It depends on the number of circuits rather than the number of bedrooms, so a flat with a big board can take longer than a house with a small one.

Will you turn the power off?

Yes, in stages, for the testing. We tell you before each one. If you work from home say so when you book and we will plan around your calls.

What if it fails?

You get the remedial work quoted at the same time as the report, so the 28 day clock is not running while you chase a price. There is no obligation to use us for the remedials.

Do I need one to sell my house?

It is not a legal requirement, but buyers and their solicitors increasingly ask. Having one in hand stops it becoming a late negotiating point.
